Hey all,What are the most efficient marketing strategies for finding qualified leads besides cold calling and print mail?

Outbound means you’re reaching out to potential sellers through SMS, cold calling, door knocking—stuff like that, where you’re doing cold outreach to see if they’re interested in selling.

Hey @Julie Philpott - I don't know the area well enough, but I would be hard-pressed to say it's a deal breaker UNLESS having central air fetches a rent that makes the numbers work, where they wouldn't work without the A/C.   

I've had the best success cold calling, but I know direct mailers work well too if you're sending a lot. 

But in this cycle of low interest rate mortgages, there is no pressing need to transfer such mortgages into HELOCs.

In a cold market we let anyone and everyone see the property.

LOL.. if you cant do the deal with your local HM lender and partner you meet at a reia and that you know you have no business doing this until you can. ( not you specifically the public)also if you look at the laundry list of requirements to get funded MOST cant and wont be able to accomplish that.. so they get denied right there and the \3 to 5k is gonzo.... who gets 3 contractors to bid on projects these days.. the deal wont wait around for that stuff unless your in a very cold market.

@Omri AvitalIf you used to be a wholesaler and have experience finding off-market deals keep hitting the pavement either cold calling or sending direct mail till you find a deal that works.

On cold days like this, we sure miss Benny's though!
