@Brie Schmidt has structured what I think is a brilliant agreement for her PMs that incentivizes them for keeping good tenants, instead of the "churning" we are seeing.When my portfolio gets too big to self-manage, I am definitely using her idea!

When prepayment penalties went away and before the crash, some lenders would churn loans...meaning they'd finance a property, and then 3 months later, they'd finance the property again with a refinance.

I appreciate your referral to Ticor but I am not sure if they would consider an investor for that purpose as I mostly buy and hold out of state and I am not constantly creating churn to make them a profit.
