You have to make sure that whatever company you choose will maximize your profits. 

My Question is, for these up sales how do you expose these packages to the guests, are they included in your listing or added to the base price, if a guest chooses a package do they pay for the reservation how they would normally through the booking platform then pay for the package separately?

I have to choose between a much cheaper market that I live in that is much easier to cash flow, but finding good renters could be more difficult.

I own the property have no agreement with them, signed no paperwork  and I have the option of running a bulldozer though it if I choose  I have a deed proving ownership.

If it does, but more money down, or forego appreciation and choose a stagnent market that cashflows.

If you choose to go this route have a very competent attorney on your side and listen to his advice.

What do you normally look for in choosing a lender? 

The biggest issue is that forgetting to assign a location or choosing the wrong one can mess up your balance sheet, leading to inaccuracies.
