On days when you have less time, you probably increase the intensity.)I balance a full-time job, a home life (also with two kids), a second career as a writer doing 2-3 professional projects per year, and other personal responsibilities (charity board work, political activism, etc.).As a result, I don't get into time-intensive real estate deals.

The part I don't like is talking to co-workers or others I may have to interact with in the future and giving the impression I'm going to pull a rabbit out of a hat and solve their problem or one of someone they care about.Getting excited doesn't help.This is no deal and let's face reality, you're in no position to be "helping" taking on risks with a really thin deal that is more charity work than investing/dealer operations.

Friends and friends of friends; I'me working on some deals right now through an investor that I know casually (local charity connection) and after I got his ppty under contract I got a call from another (not very successful) investor who is tired of landlording and asked if I'd buy his (empty) rental at a price commensurate with the other deals.From an (I BUY HOUSES) business card that I gave someone 4 years ago.
