I'd like to add this:  an arrest is not a conviction, a statement made in divorce court is not an arrest. 

Situations to make someone motivated, otherwise "distressed" situation (i.e. the folks you target your marketing towards): late mortgage payments, divorce, late property tax, arrest, inheritance, tired landlords, job change.Answer the phone and talk with sellers.

If a foreclosed property, like REO (and for the critics saying that this cannot be done I’ve done it over 100 times and I never been arrested thrown in jail or thrown to the wolves or at the FBI follow me at night).  

Am i going to get arrested?

Until you have that, the police can't arrest someone simply for being in your yard. 

That may be a ‘movie’ but just last week a man was arrested here in Broward County, Florida for selling a home which he had stolen.The whole thing was uncovered by Independence Title’s Kevin Thatcher and the man was arrested.If you inbox me, I can send you the video.

As for sex offenders, I have a friend who in college got drunk and was arrested for public urination and was put on the sex offenders list --  he is currently a doctor. 

If they were not gone, they Sheriff came to arrest them.  

If they are from a neighboring area, they may not bevacationers, but evicted renters or felons that cannot pass a background checkfor a long term rental.Use facebook, google & county arrest records to vet on your own.Last minute bookings are also a warning.

My property manager Dick Rosen contacted me and let me know that the police arrested one of the tenants.
