But one of my buddies collected $13,000 in late fees last year - so he ain't using my PM ever!  

The first thing we are doing is each of us are taking out loans for primary residences on houses that we can fix up, build some sweat equity in, and rent out to our buddies with the goal being to have other people pay down our mortgage on each of these 3 properties.

I know people who have purchased properties for appreciation because some "big company was moving to town and the values were going to skyrocket" or based on some news their buddy told them, who subsequently lost everything when the company plans changed.There are many ways to skin a cat.  

Finding a specialty is a great idea that your buddy suggested as it would help you focus and develop your expertise in a certain field.Make connections with real estate experts like lenders, contractors, and real estate brokers.

I am building two more fourplexes (Surprise, AZ) and Ogden,  UT and partnered with a buddy on another fourplex in Ogden. 

I went on to say… ( in our open live meeting forum) that one of my buddies from my previous REIA said that a one or two day vetting delay would be a perfect way for insiders to get the timing advantage on the deals….

@Don Konipol dang buddy...that is the most negative view I've ever heard.
