We brought the earnest money out of our personal bank account $500 and fortunately found an end buyer within our inspection window.

Main question: The seller is asking 675k I think I could get a loan for the park for around 375k-500k(Maybe totally off just off me doing my numbers and their 8% interest rate and their typical 25% OpExp ratio and if they are all similar in running the projection of a new MH brought in $1500 per month new revenue).

Other stuff you mentioned should be able to be mitigated but also should have been brought up what sounds like a lot sooner. 

I was just mentioning that’s what it could be brought up too but I wanted to play around with the numbers to see if there was a different number so I didn’t need to pay the utilities.
