I honestly don't think the guy has a predatory bone in his body.

Buy them well so you can refinance out the downpayment with a Home Equity Line of Credit with lenders that will do that for you and go shopping again.

Then I wait for their responses and see their body language. 

I'll have to shop around and see if I can get something better. 

i am confident i can manage the relatively small amount of requests, and have heard some good things about apps and software that are a "one stop shop" for landlords that allow payment, leases, and repair requests. i have one out of state rental property with a plethora of options for handymen and contractors around. i have been paying a property management company 8% plus all of their inflated costs of repairs and fees and with insurance going up it has really opened my eyes to my margins not as healthy as i would like.do you have a certain product you have used or use or would recommend?

What do you drive, wear, shop at, do for free time etc etc etc?????? 

The reason is there is usually a resturant or other retail shop there and now you have customers you would never have that WILL spend money while they wait 20 to 30 minutes to charge.

I was shopping hard for an OOS opportunity last summer in GA and honestly grateful I went 0/15 on offers.

I used CE Shop and they are nationwide. 

Maybe shop around for different banks.
