Because of their background (95% of our residents are recovering heroin addicts) and payor status (50% are paid for by their treatment centers, the rest split between family or self-pay),  standard 1 year leases with monthly payments do not work.  

A lot of your other mid-sized cities have similar risk profiles (dominated by a single industry or a handful of companies).

When I allowed HH properties at my company, we screened people to the degree we could (credit, background, income, rental history), but you still end up with some percentage of "crazies" who can derail the entire property and force out your other tenants.

When you select the next tenant I would certainly ensure that you have your eyes on the applications that are coming in, and ask that you are involved in the decision making process. 3x income, clean credit and background checks should be a minimum for approval, even if it takes a month or so to find someone. 

I did a background check and was able to look up his many properties across all states so I really don't have concerns he doesn't have any assets.
