If you are looking to refinance the rate and aren't concerned with taking additional equity out on your property, then you should use a rate/term refinance.

In addition, if this was originally an owner occupied house, there are often homestead exemptions where the first  $XX,XXX. of the value of the home aren't taxed.  

Some of these comps aren't in the same subdivision and the sqft for all of them are a lot less than the original property.

A lot of education and a little bit of practice is something that one can accomplish with elbow grease.
