I learned enough (in summary) what they needed to do their job in getting my funding to make it easier on myself.

So, it APPEARS to me that what we have here is this1.

While it appears many rookie investors tend to struggle to hit the ground running due to lack of capital / financing, I have the opposite problem.

I'm located out of state so just wanted to see which is the easier/more convenient way to terminate the lease.

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

The OP made this math easier for me, since he let us know that he is clearing $2300 a month after all his fees, so that means the only cost he isn't including in that $2300 would be his principal and interest.
