Or look into a passive fractional option that still qualifies for 1031 treatment. 

The pest company should take on treatment for termites, framing work, and anything that requires chemical treatment. 

If you sell before mid-2019, the tax treatment will be for the sale of an investment rental property and for the sale of a primary residence.  

Any pests/bugs they've had or recent treatments?  

But now only real property is available for 1031 treatment.   

Only the sale of investment property qualifies for 1031 treatment.
