W-2 income and rental income are two totally different animals.

Additionally, many insurance companies who provide insurance to landlords require written lease agreements, no smoking requirements, liability insurance from the tenants and many prefer a no animal building.

Commercial is a different animal that takes discipline and relentless followup.Forget the boutique if you want commercial.

They place a turd that doesnt pay, smokes and tears up your place, it's your problem.Either way, ask how much the applicant smokes and how many animals they have early on.
