Curious to hear any creative approaches that have worked in today's market.ARV and future value are speculative so when I am looking at property I am looking at it for longer term - does it fit within my strategy based on conservative estimates.

None wanted to give me at least an estimate without architectural drawings, which I guess is understandable.

I put property taxes 6k/year on each(Even though that's way higher then what it actually is, but the county tax estimate says its around that much for each) and for insurance, I just put 1,100/year on each.If there's more info needed let me know.

I estimated this to cost me $300,000 to scale.

My biggest two cents is no one should flip unless they are the best at estimating ARV in their room--better than the appraiser, agent, lender--when that happens, your deals will fall into line. 

The new released estimated total of the effected areas is now in excess of $250 Billion.

I'm still waiting and have yet to get even an estimate of when I can expect the return of these funds.

If a variance is needed, they're estimating 3-6 months, up to a year potentially.
