Seen that play a few times.. this whole sub to being taught to under capitalized or starter investors who don't know what they don't know and learn this on line is just so very dangerous.

Trust me; you don't want to miss those crucial dates and risk losing money or even blowing the whole deal.

I'm a rookie in whole selling , I only have the knowledge that social media has and I think I understand how it works but have no idea of where to start or how its pretty frustrating not being able to provide for my family the way I want to and I could really use some advice or maybe tutoring in this subject, I just turned 20 and I want to have a good life in this economy I could really use any advice thank you so much.

I did a "blind" assessment where I paid/reimbursed a close family friend to go in as a guest because there were a lot of details I wasn't privy to- and wanted to understand (the whole experience and process from the guest perspective from the initial inquiry, emails, etc.).They shared the email communications (some of which was glitchy or not quite as good as what I'd expect, or told me of delays in receiving responses).

Also, I'm stuck with out-of-state investing which brings a whole series of risks with minimized financial upside (in my opinion) 

Time allows for adjustments, scaling, and reinvestment in ways that short-term projects simply can’t achieve. 

If you purchase a rent ready RE investment this could be 0%, but at the opposite extreme a good brrrr can produce the now elusive infinite return (I have achieved this on most of my RE investments but believe it is very challenging in the current market to bp not be cash negative after the refi to extract the added value.I expect to make an offer this week.  

So, while I do agree with the above characteristics of a D class neighborhood by responders, I don't think that is the whole story.
