Hey STR folks, trying to make a clear comparison of the different STR data sources and curious to hear your thoughts on which STR data tool you find to be most accurate out of AirDNA, Mashvisor, Rabbu, BNB Calc, PriceLabs, STR Insights.

Sometimes ill say a ARV that is almost certainly unattainable to make sure I am getting accurate feed back rather then someone just telling me what I want to hear.

Would also echo AirDna is very useful, their paid software gives tons of great market insights and decently-accurate information on pricing potential for properties

Even with bay area prices this shows a very accurate picture of rehab.

You need to run accurate, complete, numbers first.

People that believe the police will save you that is also not really that accurate.

This is a more accurate way to gauge what you can expect in rent than just the 1% rule.
