Brian, I once lived in a condo and rented the one right next door with no problems or issues, slightly different context than sf and actually shared a wall even...But I do know many people who even live closer with accessory (or in-law) apts and make it work.

Based on the zoning you will find out if a MIL or Accessory Dwelling Unit (ADU) is allowable.

With regards to finding something that would be workable for you and them, have you thought about finding a property with a detached garage, putting in an accessory dwelling unit (ADU), and then renting out the front house to your parents, and the back house to another person?
