I want to get started in Real Estate Investing, I have a paid off home in Arizona. looking to refinance and do the whole BRRRR Strategy BUT the problem is that i am a foreign national and refinancing my home is nearly impossible I've called close to 20 banks and private lenders and most of them dont even deal with foreign nationals and the ones that do make it nearly impossible to invest with the high points closing costs and rates. what i was thinking of doing is adding a U.S. citizen to the tiltle of my home and having a Co- Ownership Agreement in place in order to refinance thru them and gt the best rates most money and lowest closing costs

I have another client who has no SSN so I directed him to a different lender who has a loan program for that situation.Quick ways to find a solution around the "not best of credit" and "no money", find a Co-Signer or partner like others have mentioned. 

If you have a co-investor, you should take steps to make sure that you are not a partnership.

You said it's zoned residential, but could it be converted to a co-working space where people rent desks?

Starting in 2018 I will start writing myself a salary but I was told I can not get a 203K loan until I show 2 years of W2 income even with a co-signer (someone in my family) who can qualify for the loan.

Pay down all debt two months before applying and get a co-signor that has income.And/or do commercial financing so you can use the target property's income.

Somebody suggested that I get a co-signer and just give them a share or a percentage of the cash flow.

I've never had a co-signer before and don't know how that all works out.
