Last I heard the Pasco Tourism Director was planning to put a lot of energy toward it in 2017-2018.

Nice place, however not much for industry/business at all that I can remember, primarily vacation homes and retirees, all very wealthy mind you (likely a lot of 1%'s in the area) but I'd think this place would be much higher risk than a city with more economic activity going on than tourism and snow birds.Id guess it's over priced at a 6 cap and you could do much better somewhere else.

@Kara HaneyThe economies capable of sustaining real growth in NC are seriously concentrated in the Research Triangle and Charlotte, which leave much of the state either depending on tourism or military bases or other niches.  

Especially, if you decide to buy in San Diego neighborhoods near high demand or popular areas such as beaches, entertainment, tourism, etc.

Example: A town's median income is 40k with a population of 8500, and sees moderate to low levels of seasonal tourism.

So, I am trying a new avenue with the Jacksonville Tourism Development Authority.

In Colorado and several other states it's already recreational , but CA will be a very big one just because it's a very big state and gets a ton of tourism. 

And, even though the major employers in Las Vegas are tourism related, the tenant pool we target is not affected by a tourism slowdown.
