A little background though...last spring we finished a long renovation by mid-May and didn't get the house listed on AirBNB and Vrbo until early June, which was much later than we were planning, and we still filled the rest of the weekends for the summer.  

From what it looks like, spring market will be nuts again, at least in Milwaukee.

In the worst case, I may need to keep the property empty (while paying more than $4000 mortgage each month) until next Spring. 

We do not have much seasonality, but do have some minor peaks that occur in Fall during football season and Spring for University related travel.

Find out what a typical nightly rate is for your area (not what air bnb charges, the actual nightly rate the owner will receive not including the cleaning fee).
