If you must move to invest (which you don't need to) then I would suggest some place in the South Eastern US.

Hello Everyone,I am just starting my buy-and-hold investing career and I am located in southeastern Connecticut. 

The houses likely have issues that came up during inspection (issues we would normally repair during the flip process: aluminum wiring, galvanized steel plumbing, termite infestations, etc.) and the owners are often open to a deal. 

Also good materials are galvanized steels and aluminum, they do rust differently and at a very low rate...

Viewed the property yesterday and it has a mixture of aluminum and asbestos siding.

This area is an hour away from home, expensive, but it offers great return and appreciation.For my next purchase(s) I am looking at areas closer to my current residence in Southeastern Massachusetts for ease of maintenance and also extremely cheap properties.
