Vinyl being replaced in a duplex unit:  Only part of the original floor was replaced with a totally different kind of vinyl laid along side of the original vinyl. 

Note that I only look at properties that are virtually turnkey—clean carpet or vinyl “wood” floors, reasonable interior condition etc. 

For instance, when I am at a big box and I see a great closeout deal on vinyl flooring, I will buy enough to do an apartment or two whether or I need it or not at that time.

I'm at my highest and best....and can't spend 20K on a vinyl job.

I will be putting down vinyl sheet flooring in a kitchen in the next couple months.

Are we talking stainless steel and quartz or more vinyl and white appliances?

The other one is retrofit vinyl windows. 

Stain and poly the shelf (or buy the pvc wood) so you won't have to repaint it over the years.

The board won't reason with homeowners and opt to paint houses the same color to avoid another gutter update.Also, a neighboring community just replaced exterior wood with vinyl siding.
