I did reach out to all with a stay safe letter to advise all to let everyone to follow social distancing guidelines, to not hold any group parties at the property, to be mindful of excessive internet usage (that work at home is a necessity but binge watching shows around the clock is not), and to let me know if they have any maintenance requests because if and when our city or state (FL) implements a stay at home order I will switch to emergency service only mode.My thinking on this rent issue is a two tiered strategy.

@Colton Tapp to echo what many have already said: doesn't sound like amenities are a necessity in an area like you describe for this type of property.

I would say that unless it is an absolute necessity, forget about purchasing a new car at the moment if your focus is on real estate.For question #2, if you are not handy and do not have the additional funds to pay contractors and such, I would say try to buy something that is turn-key so that there are no issues.

It has to get better, as real estate is in most cases is not a luxury, its a necessity, so hold in the bad times and ride it out!!!

But that pendulum swung back in Denver and with crazy low interest rates attracting more buyers, it's back to the throw-money-at-it season.Not to toot our own horn, but it does speak to the necessity of having a strong agent who knows what strings to pull to put their buyer in the best position possible in this competitive market.
