To add to what Ken said, I once had a renter signing the lease, agreed to renter's insurance, showed me proof he paid for it, showed me the certificate of insurance, then cancelled it afterwards to get the refund.

Hello, I wanted to find out details about steps needed to get the Tax deeds after winning tax Lien certificates at an IL County Auction.

Getting insurance is very tricky on older buildings and a lot of older condos won't have enough reserves to pay for updates for the certifications.

Make sure you get proof of actual rents and security deposits as verified by the tenants through estoppel certificates.

As either tax deed or tax certificate owner, you can change the locks, secure the windows, and start making repairs.  

They can red tag it and require all 5 inspections to get a Certificate of Occupancy. 

What this means is that tenants are bound by the contents of an estoppel certificate.

Contrary to popular belief, there is no "certification" to be a 203/reno contractor....Good luck.
