The problem comes in when someone rolls the stop sign & hit a deaf & blind kid that's in a wheelchair... 

@Matthew PaulI take my boys to my projects as well. 8 yr old can assemble a ceiling fan in 20 minutes, 9 yr old can paint an entire room and hang blinds.

I would be more open to working for or helping someone who has some experience than the blind leading the blind so to speak. 

It's tough to do a complete upgrade to an occupied unit so in this case you do the easier stuff like plumbing & lighting fixtures and appliances, window blinds, countertop resurfacing, pretty much everything but flooring and paint which can be too disruptive. 

Build some rapport, more times than not you may get to view the property, at least get a peek in the front door.These properties do usually go for a discount since most are bidding blind.

Louis, I would probably have limited my focus to that market.Due to my current studies and lack of income, I'm currently helping my father get started as a real estate investor (the blind leading the blind so to speak) rather than pursuing deals for myself.

But if you only look at the data that caused the last crash as an indicator for the next one, it will blind side you. 

But I wouldnt go in totally blind with no contingencies and probably wouldnt waive on an investment property where there are many options on where to invest my cash.
