@Matthew PaulI take my boys to my projects as well. 8 yr old can assemble a ceiling fan in 20 minutes, 9 yr old can paint an entire room and hang blinds.

It's tough to do a complete upgrade to an occupied unit so in this case you do the easier stuff like plumbing & lighting fixtures and appliances, window blinds, countertop resurfacing, pretty much everything but flooring and paint which can be too disruptive.

Build some rapport, more times than not you may get to view the property, at least get a peek in the front door.These properties do usually go for a discount since most are bidding blind.

But I wouldnt go in totally blind with no contingencies and probably wouldnt waive on an investment property where there are many options on where to invest my cash.
