Most people add the footage to the main house. 

The total square footage is around 1100.Anybody have any advice on this?

Our other duplex it in Fitchburg and has almost double the square footage of the other units, it usually takes at least 4 months to find the right people because it is more upscale and there is more competition around.

Same sq footage- obviously 1 will cost much more to build though, right?  

I was talking to a real estate agent and he mentioned that if I list the true square footage I could be raising some red flags.

The homes in that area usually rent around the same square footage or less.

Since the attic is no longer a livable area it cuts my 2nd unit square footage nearly in half.  

I know that isn't what you want to hear, but comps take a lot of factors into account not just square footage.

Also, take photos of the house, measure the square footage,and send this  to all the guys interested in the job.
