I don't necessarily think that you need full scale design, but having a 1-2 hour consultation with a designer to pick out paint color, give ideas for basic furnishings, or to create mood boards is a good use of time and money.

@Jason Clemens Provided you can take enough cash out on the LTR to be meaningful I would recommend you take cash out of that and get a new STR, or if you are in a particularly aggressive mood you could sell and take that cash to get more than one property, with the goal to have the second property be either easier to manage than your current LTR or double down on 2 STRs.

I know we always try to treat everyone the same, but some days just my mood can make me make my decisions slightly faster or slower, or might change how I word a text message.I would be very cautious about paying any utilities that have variable usage rates controlled by tenants.
