@Ryan Frampton If your property can stimulate lots of people's interest, I think the most reasonable reason is that your price is higher than the average price in the market, or they think your property doesn't worth the price.

If still not enough data, I'll slowly widen the radius - but there's almost as much art as there is science.I dream of the day someone asks me to run comps on a townhouse in a long row of identical townhouses.As to the strategy of under pricing a home to stimulate a bidding war, that's a valid strategy IF the local market will support it.

It certainly can't hurt, but the Operator has spent a lot of money and resources in making sure this PPM is right for everyone involved, and the Operator doing the work and bearing the costs is part of the beauty of investing as an LP.Some LPs have counsel on retainer, in which case having them review is a no brainer.
