I'm just never sure about what applies to our situation after reading the city rules and regs, partially because I probably don't want them to apply to me and because I feel like we're just small potatoes and the rules are meant to apply to the big fishes.

But you're total gain including depreciation recapture was $60K so you would end up having to pay the tax on all $60K - no benefit to the 1031.The other question you're hinting at is what if you bought a tract of agricultural or hunting/fishing land that you intended to use for productive use (wilderness activities, rental, agricultural, livestock etc etc).

that's what I am thinking.. going to look at a plant today.. ( after salmon fishing on the Willamette )not really interested but my buddy who is developing it wants me to look at it.. and since its his boat I am obligated.although he got a master lease from the city for his facility so the city is buying off on it..

I have no experience in real estate investing my roommate introduced me to fish dad poor dad about a year ago and I’ve read a few other books and listened to podcasts in here but that’s about it.
