No doubt; both of my neighbors at my vacation house got "free" roofs from guys who roam around after any storm and document that whatever storm damaged their roof - despite the fact they both had 15+ year old 3 tab asphalt shingles in the central Florida sun. 

I am by no means a savvy investor so I would just like to hear other ideas that may be unconventional for a normal guy without much experience.  

He seems to be a decent and smart guy though I have not invested with him.

Just ask the guy if its something he would entertain. 

It can be anything from the guy down the street using his 401(k) to lend or it can be a well established business that has a lot of funds to deal with.

Your listings are beautiful... you guys have a great design eye.

I try to attend meet-ups as the guy on the other side 😉.

Someone in the build chain knows the guy who writes the checks.

PS before the hedge funds jumped in about 2011 to 2012 I was an activce courthouse buyer in Henry county and a few of the counties on the north side of Atl metro so been to many of the  auctions having them all on one day is a cluster .. you have multiple criers crying sales simultainously it can be hard to follow but you can also squeeze out one that folks missed.. we did quite well until the hedge funds knocked us little guys out of the area..

I personally HATE maintenance, so i find jazzy ways to "trade" that with tenant.
