It's just very difficult to consistently find good enough deals.

As long as your partner has good enough credit and documentable income, and assuming that together, you both can qualify for the loan, then it is possible to purchase the house this way and basically house hack. 

You can pay up to 100% of FMV, sometimes even going above current market value if the terms are good enough.

Then I told him "you don't have to pay 3 months, 1-1/2 months is good enough", to which he says "are you sure"?

Had a multi family under contract and I spent a good chunk of money on nonrefundable earnest money, inspection fees, etc. and had plenty of time wrapped up into it, but ultimately decided that the investment was not good enough to move forward.  

By helping them try to keep their house, should they find they have no alternative but to sell, then maybe your relationship is good enough to be in line to work with them. 

If you can find a good enough deal, the buyers will be easy to find.

Being an over achiever that wasn't good enough for me to only earn income for one source so I decided to talk with my wife about keeping my business going and working another full time job.
