Based on my own personal out of state investing experience (former military, have investments in GA, LA, PA, and NJ) the biggest deciding factor will be the people on your investing team.

So.... if you find that the top 10 (or 20, or 30) places that are very similar to your place are being rented for, let's say, $125 per night in June....Bingo.

You're responses consist of mocking people who disagree with you and buzzword BS bingo (which is just as cringeworthy as your belief, everyone on here wants an older gentleman like you to be "patting them and telling them they're pretty") Now that being said, i dont even disagree with you on certain key points, and dont think your post was meant against new investors in general, but the way you try to bring your points across just sound like an angry old white dude yelling at the damn kids to get of his lawn.

The consumer would never go into a grocery store and start asking the kid stalking asparagus for dieting tips and the right caloric formulas for weight loss, just because he's responsible for stocking produce and knows how to properly identify a gala or fuji apple. 

But like I said I had it all figured out from the beginning, all I had to do is get a second job bussing tables or mowing lawns on the weekends and bingo problem solved.
