What I do for my units with shared meters is I charge 50% flat to each tenant which prevents waste I get no issues with any waste due to this but the ones that share electric bills do get many complaints due to the size of the bill.

Handsoff experience, because I am the person technically managing their property I will deal with all the hassle and headaches that come with being a landlord, and only would contact them for emergencies like the roof caves in or something, I feel like there's alot of benefit for the landlord they still profit from my success and still profit even if I don't do well.But thank you Corby, yea I didn't know how to phrase that I want to host their property towards travel nurses without mentioning subleasing, but your approach makes alot of sense, especially " help landlords lower vacancy and are looking for feedback, ask if you can buy them lunch."

Agree a conversation is in the cards but if anything it would be more than fair to agree to keep the rent flat vs any type of reduction (at least that's my logic).

It looks like one room is the dining room and the other may be a bedroom.If one of those rooms is a bedroom, you very likely have a roof leak.

It was all risk capital on my part all up front since i would only get paid for success.. these were 200k duplex's at the time and I charged 30k EACH flat fee..
