But when I own a property directly, I view it as an active part of my portfolio, but given I am essentially willing to put $25k-$100k + personal liability on a mortgage into a single investment with a single tenant exposure and single point of failure potential, I want to make sure I see all that is going on.

I understand the value of and exposure regarding real property is exponentially greater than t-shirts, but you get the idea.An attorney would be able to clarify why it may be superfluous better than I could but I can tell you that single-member LLCs would not change the tax impact and would not create any additional tax filings.
