So we are looking at potential to build a second house as part of the whole package down the road.

Not aware of free software that offers everything you want.Software packages that do offer what you want, are too expensive for just one door.

     In reading the packaging further, they states it should only be in houses that maintain temperature of 65-85 degrees.  

Tenant therefore agrees (a) torefrain from any behavior which is loud, obstructive, rude, offensive, boisterous, or disorderly; Any violation of this paragraph may, in Landlord’s sole discretion, be cause for termination of the Lease and or Tenant’s tenancy."
