Your client should consult a real estate attorney to draft an agreement with the ex and ensure there are no legal or tax issues, especially since this is an investment property.

It provides an opportunity to see what's happening in the units.You still have the ability to evict for lease violations, but your less likely to face non-payment issues. 

There's a good chance the issue(s) you face has already been discussed and answered.Ask questions in the appropriate forum.

Also know that building a home seldom goes as expected - I have relatives that just built a nicer house… they thought it would take 9 months… it literally took 18-24 months between delays in permitting and the builder just not being able to get it done in a timely manner - often due to sub-contractor issues.  

I’ve never had this specific issue but mistakes like this are pretty common. 

We don't allow advertising or deal making in our Private Message System, so that could be the issue. 

We manage a property that was having drain field issues for awhile, got estimates and had the owner approve one of the vendors.

It's still so new but regardless, every building department in every city is completely incompetent in their timing for permits. 

Then there were some issues with the inspection report that ruined 3 contracts prior to me getting involved.
