The buzz about ENY and Cypress Hills has a few factors: (1) Fulton, Atlantic, and Pitkin Ave were recently rezoned to allow for more density, (2) rising prices in the adjacent areas: Bushwick, Bed Stuy, and Crown Heights, and (3) the popularity of the L, A and J trains.Crime is very high in certain parts of ENY, but very low in others.

Personally, I wouldn't go south of 38th St (Crown Hill area) as it continues to degrade until you get closer to the city.

I am at .29/sq.ft for a massive rehab that took everything down to the studs on a 2700 sq. ft. home in Houston (the works, new roof, lifting the foundation 6", brickwork, crown molding,  two new bathrooms, added a fifth bedroom etc...).

Hi @Daniel C.Your best bet is to ask neighbors and other people on your street as well as supers that look after buildings that hang around the area, they tend to know everyone on the block and who might sell who's looking to relocate, that's the best way to get a deal before the property goes on the market.I've got properties in both bedstuy and crown heights and I'm looking, I invested in a 2 family in ENY and that's also working out well.

That's using a GC and not doing much of the work myself (I only do tile work and TV/internet wiring myself), in New Orleans.The finishes are as follows; prefinished real 3/4" hardwood flooring (nail down), solid wood cabinets (flat packs from China), prefab 2CM granite counters (with SS undermount sinks), Frigidaire SS appliances, ceramic tile floors in bathrooms, ceramic tile tub surrounds, basic door hardware, recessed lighting living areas, smooth texture walls, builder grade interior doors and trim (door casing, baseboard and shoe molding only, no crown or window casing), painted hardiplank siding, builder grade vinyl windows, basic roof, fiberglass batt insulation.Our land costs are pretty cheap compared to west coast.
