I have contacts in my investing group who are connected to manufacturers of modular homes - not "manufactured" (trailers), modular: homes are stick-built in pieces in a factory, the pieces are shipped to the home site on flat bed trucks and assembled onto the foundation.

Though you have much more experience than I do, I'm also on the same ship as you in currently owning buy-and-holds and looking to purchase the first apartment complex with creative financing.Out of curiosity, in what areas are you looking towards?

Where I live we buy cars we have never seen and have them shipped in.

Can someone recommend a company that offers affordable postcards with shipping included?

In one of the covenants, there is a subparagraph that attests that this agreement has a binding effect upon the property and continues regardless of new purchasers, successors etc.

Also where did you get your post cards, how much did you pay for them and what did they cost to ship?

If you don't have someone do an independent review and you get screwed you broke the covenant of investor diligence.
