There are two tables with cloths to hold the paperwork, 2 chairs at one so buyers can sit and study the books if they want, and two other chairs for the greeters as needed.

I know when we had breakfast last year and I was eating my oatmeal.. we got into a discussion on rehab.. and I believe we talked about a true rehab for long term viability is 20 to 40k.this is why when these guys advertise these homes for 40k as turnkey I just want to jump out of my chair.. the logical conclusion when you back into it. is one.either they are not doing the true rehab  ( which its now evident they were not)and two they are buying the assets for under 10k wholesale..

Assume the unreduced basis of the building is about $350k (I took out the land value)*Add New Deck - $8k*Interior/Exterior paint - $3k*Dishwasher - $500*Landscaping materials - $1500*Wood/sheetrock to build walls to enclose an existing space - $500*Furniture (beds, tables, chairs etc) - $5k*Hot Tub - $5kCan we use the SHST or De Minimis or Routine Maintenance safe harbor for any of this?

They're usually filled with low-quality furniture that is uncomfortable and sometimes even unusable, like my latest that had four wicker chairs with no cushions so the broken pieces of wicker stabbed my backside every time I sat down.
