If he does not leave on that day then on the next business day I would file court papers for an eviction.

At this point, the law firm said it would take up 7 business days for me to receive the payoff (getting a little frustrated at this point).

Within the business day, 24 hours at worst, should be the norm with everything you request from him.This, imo, is an indication of the level of service he may deliver to you throughout your relationship.

I actually completed the application process over the weekend, and was advised that their verification process takes 2 business days - even though I supplied all of the information they requested, and sent them bank statements as they required. 

Same with Dallas and Houston  Portland though is just so competitive you talk about a place that is tough.. its not like bay area stuff does not get bid up by 100k but it goes in a matter of hours and you better have your money lined up these deals close in 3 to 7 business days if you want to be competitive. 

But try explaining that to your tenant when they have to wait 10 business days to get a water heater fixed.
