Now I know I'll need to spend some money on new sheets because the cheap microfiber sheets aren't going to breath well enough in the heat of the Texas summer.

Tenant agreed to past due rent balances of $8000 and will pay when he get on his feet ( not holding my breath).

I think my first property should be near so i can gain experience as a property manager but I'm struggling with homes that are more affordable in surrounding areas (Pennsylvania, Delaware, I am a Delaware State grad, and prop taxes are almost nothing).Anyway.. there's my introduction (breathes fro the first time) :-)

Messy does not equal damaged, as a clean freak I had to learn that after our first couple renters and just breathe deep and let it go.Our "Thing" is little amenities (Snacks and bottled water and a personal note on the counter for them when they arrive) and Absolutely Spotlessly Clean on arrival. 

Okay, moment passed, deep breath here we go.

They have 30 days to respond (more than likely they will), but if they don't respond it comes off (don't hold your breath, but it will happen). 

It behoves us to either breath deep and allow the booking or to check with a reputable lawyer before declining the booking. 

I updated my RE today and she will let me know if there’s any recourse but I’m not holding my breath.
