There are sections of the crawlspace I cannot access for subterranean termite treatment, as well as running new electrical for an AC system, I kept thinking there may be a hidden opening covered by flooring, but if I can't find it then I need to crawl down to the 16" headroom crawlspace with a corded rotary hammer strapped to my ankle, crawl ony belly for over 40 feet to enlarge the congested opening so I can pass through it. 

I’d love to be able to either cash out refi, lower the interest rate, keep the payments the same OR simply refi the loans at current values, lower interest rate, and juice the cash flow a bit.  

I write checks on those accounts.If 1-ish% fees seems excessive for the expected profit, then then you are correct to wonder if the juice is worth the squeeze.

My father's entire house burned to the ground because he had a pot belly stove in his basement and his brick chimney has some sort of crack between the floor joists.

When you go to sell you'd need to figure your depreciation taken on to calculate your 1250 gain.Are you sure the juice is going to be worth the squeeze?
