Your best bet would be to use something like quickbooks for bookkeeping and hiring someone to do this for you vs. automate it

A property management company can take this burden entirely from your shoulders and perform the management functions in a more systematized and automated manner, saving the landlord countless hours of time and effort.

maybe look into do a month to month lease in the off season and str in the peak season. possibly travel nurses in the off season. if you do go the str route there is many ways to automate your systems to make it easier for you so its not another job.
