If they are 100% occupancy then are they keeping the rents artificially low... again, what good are lower fees if you are losing money on rents.

How do other members in the community get around you when they are walking on the sidewalk (perhaps in pairs or parents with strollers) especially when there is concomitant traffic and you are not stepping back onto the property / grass / lawn to get out of their way.4.

You may not include income earned that is not on a tax return, an administrator or PHA may consider additional income in that household, a teenager may mow lawns or receive child support that may influence funds available to that household.

One strategy I've found that works well in the past is driving around, finding a property that is clearly a rental (a bit rundown, lawn not taken care of, etc.), then pulling the title for the properties that I find.

Fence in the portion of the lawn that will used by tenants, not sure the exact law, but be clear in your listing, that they cannot use the whole property, tbh idk what someone would need more than say a half acre for, unless there’s like hunting on the property or something.

I'm sure you'll have other expenses, too: taxes, insurance, utilities, lawn care, snow removal, etc., etc., etc.You can deduct all those expenses off the income, too.
