payment methods for tenants
28 November 2024 | 15 replies
Yes, having tenants pay ACH via a Tenant Portal software is best, but not all will cooperate and some will play games that result in NSF charges. We allow tenants to deposit cash/check/money order directly at our bank into our account. Many Class C & D tenants have challenges adapting to unfamiliar ways to pay and is often not worth the hassle (and possible evictions) to get them to change:(

Are Solar Panels Worth It?
5 December 2024 | 34 replies
just don't do a lease. as others have mentioned, this forces the buyer of the property to take over the lease (if its even allowed/ they qualify) and it certainly does make the property a little tougher to sell. i'm also doing a house hack, and here in CA, its made a world of difference for me. the bulk of our energy usage is in the summer when we want to run the a/c. my bill stays a constant $228/mo (i pocketed the tax credit and simply financed the panels after that grace period). instead of getting an $800 bill in the summer months, we run the a/c at a constant temperature 24/7 on auto, stay comfortable, and i typically get a little bit coming back at the end of the year. don't expect to pocket this "little bit back" by being conservative with your useage, it sort of is a use-it-or-lose-it situation... i think i got $54 back this year.

CA AB2992: Allows buyer to walk away from buyer-broker agreement
29 November 2024 | 2 replies
Quote from @David C.: I'm curious how CA agents can make a living with laws like AB2992 that state:"If the out-of-pocket costs to pay their agent remain too great and the seller and buyer have not yet reached an agreement on the sales price and/or terms, the buyer may walk away from the subject property provided there is an exit clause, proceed without representation, or approach the seller's agent about possible dual agency representation."

Applications with Eviction on record
26 November 2024 | 7 replies
This can be a city or neighborhood. We manage a lot of Class C properties in the City of Detroit, so previous evictions are common. We typically do NOT allow within the last 3 years and we want to see stable employment, income and no other major credit issues since. For Class B rental we're looking for no evictions in last 5 years.Class A, would be at least 7 years.Of course, there are exceptions to all of the above for extenuating circumstances the applicant is willing to provide acceptable documentation for.
