You'll still have your ordinary maintenance calls for clogged toilets, lack of hot water, and maybe even some unusual ones like a crock pot that didn't properly heat and cook their casserole.Short-term makes more money but takes more time, period.

So if I can't get a cash-on-cash return of a MINIMUM of 9% (the extra 2% for the extra effort vs just buying an ETF), I know that it's not worth my time to do a deeper analysis, barring unusual circumstances.

As far as updating the education, I would let my knowledge of unusual loan products lapse and become well-versed in my particular markets or niches, such as multi-units to start.

Even on the other end, when you don't have any of your money in the deal, you can still make more money by doing higher dollar houses and/or more of them (not to mention your risk of loss is way, way lower).As far as this deal, its unusual that someone would have 30 houses bought and not have the money to rehab them, but I could see me doing something like that on a bulk deal or something.
