Just caught this article today.https://www.npr.org/2019/06/22/734919303/supreme-court-overturns-precedent-in-property-rights-case-a-sign-of-things-to-co Oregon did this a few years ago passed a law that allowed owners of properties I think prior to 1972 big zoning changes to go back in time if they were owners then and then develop the land as it was zoned or not zoned then.. it passed bunch of people jumped in.. then the law was over turned.. one logging concern  Stimson lumber made applications to rezone literally hundreds of thousands of acres of timber land for development.. 

Generally these structures were built with actual true lumber not the nominal lumber we see today.  

Be sure to screen the current tenants in there to make sure they are not unloading trouble on you.

The only reason I'm not cash flowing is because of a BAM that I am paying down because I am in a high appreciation market vs. a market where the only reason I may get cash flow is because the prices are so cheap because sellers are trying to unload unprofitable properties, this is by design.So-called cash flow gets eaten up by CapEx and by pesky critters like the coronavirus.

Your pit will continue to get deeper until the breaking point and you will end up losing everything if you do not unload the properties now while they still retain some value.

My wife was a substitute teacher and I am a lumber wholesaler.

I give her a $25 dollar rent break per month.I go to yard sales and buy lots of items I use on my properties ( outlets,paint, tools, lumber, pipe etc.) 

Her dad was a night watchman at a lumber mill, just making enough to keep him above the poverty level.

We buy it at Lumber Liquidators for about $1.60/square foot and install it ourselves (husband and I).

Unload first and look for another one out of the state.
