Reason I like door knocking is that apparently I come off as a nice, respectable, trust-worthy young guy to most people lol and so I am able to make a personal connection with them.Not to mention we live in the U.S.A., dont get me wrong I love America, I have sworn to serve and protect it, but not everyone here is, how do you say...... smart?

I would also be more aggressive buying wholesale properties if I had a trust worthy contractor.

Its a great partnership any agent who represents investors can have in a reliable, trustworthy and efficient property manager!

You have to be particularly certain of the trustworthiness and competence of the team you are working with. 

Contractors are either booked out for the year, or they are expensive, or the worst, not trust worthy.

Make sure you look into the different areas/zip codes, and of course, build a good, trustworthy team there.

As you get better and more trustworthy you can work down, but in order to secure money on the first deal, you really have to entice the PM investorEX:  house buy at $100k with 30k in workARV: $190kHard-money at 12% interest only = $1,300/mo holding costPrivate money at 7% interest only = $758/mo holding cost(not to mention the 1-3 points a hard money guy charges up front) $1,300 - 3,600 up frontso lets say a perfect deal and you spend exactly what you budgeted, and because your a newb it took you 6 months to flip and net $50k after paying the agent.
