Kevin, congrats on being debt free and having a girlfriend that is also willing to move in with family to realize your vision for the future.

And that wouldn't leave us much left for our development of our vision.  

Our ultimate vision is to get the land zoned, purchase the land and then get a construction loan to build a house on the land. 

We had this vision of creating a "bullet-proof" lease (which, as we all know is impossible with all the laws and rules regarding landlord/tenant state laws).  

Part of the problem is going to be your vision may not be the same vision for an investor who sees the project as a real estate deal, not a services provider.If you begin with the end in mind, your investor becomes the property owner and you the lessee/operator, or the investor becomes the lender with a long term note.

My vision is to own a company that invests in large apartment complexes (150+ units), property development, and in house property management.

I am Intereted in talking with people who understand the vision.

Our company vision isn't only to create a product that will benefit investors and "withstand the test of a cooling Real estate market".
