So ... the moral of my story is to ride out the remaining few months and get rid of them without making them become spiteful, which will cost you a lot more money.   

Unfortunately, neither is your predicament.  

If your tenant is there, you have a moral decision to make, over look it as their own little stash or if it appears to be dealing, reporting it.

They'll complain about everything and be unpleasant to deal with.The moral to this story is, get rid of the unhappy tenant, raise the rent to where it should be in your hot Austin market, and get a tenant in there who is happy to pay the rent you want.

Add money to the mix and many people seem to struggle with their morals.

calling the police and their landlord is the least I would do.the very first time it would happened, I would not even ask my wife (of course she does not want you to go there, she is worried about you), go there, tell them they are in the wrong by law and morals, give them 15 minutes to stop that, and then call the police.I would rather see them thrown on the street, into jail, or whatever happens to them, that is your wife, your kid, your family, you do what is necessary, but please not a minute longer tolerate that!!!!!!!!!!
